Terms and Conditions
These terms govern the brokering and renting of shared-flat rooms through this website. The individual rental agreement is always what is binding for a specific tenancy. The German version is the legally binding one.
1. Scope
These terms apply to all tenancies initiated through this website between Stephan Wühr – Immobilien Wühr, Ruhmannsdorf 9, 94267 Prackenbach, Germany ("landlord") and tenants.
2. Application and selection process
Submitting the application form does not create any entitlement to a rental agreement. The landlord decides at its own discretion who is offered a room. A reserved room is held for 7 days; if no complete application (including documents) is submitted within that time, the reservation may lapse without further notice.
3. Payment terms
The deposit and rent are payable as set out in the individual rental agreement. Payment is made by bank transfer or via an online payment link provided by the landlord.
4. Notice periods
The notice periods agreed in the individual rental agreement apply (typically 3 months to the end of a month). See the "Process & house rules" page for house-rules and cleaning-schedule details.
5. Liability
To the extent permitted by law, the landlord is not liable for the accuracy or availability of information shown on this website (e.g. room status). Only the terms of the individual rental agreement are binding.
6. Final provisions
German law applies. Should any provision of these terms be invalid, the validity of the remaining provisions remains unaffected.
