How renting works
- Find an available room on the overview page, fill in the application form (tenant self-disclosure), and upload the required documents (e.g. passport, THD admission letter).
- The room is held for 7 days while we review your application.
- Once we, as the landlord, approve your application, you'll receive the rental contract by email.
- That email also contains the payment links for the deposit and for the first month's rent.
- This payment must be completed before move-in — only then does the rental contract become valid.
- The payment links let you pay conveniently and securely by credit card.
- New to Germany? It usually takes about 4–6 weeks until you have all your documents and can open a German bank account. Alternatively, you can give the money to a friend who already lives in Germany and have them transfer it to us on your behalf.
- Cash payments aren't possible — we only accept online payments.
- Once payment is received, you'll get the registration confirmation for the city and the key handover for move-in.
General Cleaning & Ventilation Plan
Please read this document carefully. These rules apply to all apartments and all tenants.
0) Proper Ventilation – VERY IMPORTANT
Correct ventilation is mandatory, especially during the heating period from October to March.
- Daily: open the window completely for 10 minutes, then close it fully.
- After every shower: open the bathroom window briefly, then close it immediately.
- Each bathroom has an air dehumidifier – empty the water tank regularly, don't let it overflow.
⚠️ Do not leave windows tilted for a long time during winter – walls cool down, condensation forms and mold can develop. Damage caused by incorrect ventilation may be charged to tenants.
1) Weekly Cleaning Duties
- Clean the kitchen, bathroom & toilet, and living room & hallway thoroughly.
- Vacuum and mop all floors, take out the trash.
- Keep your own bedroom clean at all times.
- Every Sunday evening: send one photo of the clean apartment to the WhatsApp group.
2) Checklist by area
- Kitchen: work surfaces, stove/oven, sink, dishwasher, fridge, cupboards, floor, trash separation.
- Bathroom & toilet: washbasin, mirror, shower, toilet, floor, trash.
- Laundry room: dryer lint filter, washing machine, floor, clean spilled washing powder immediately.
- Living room: floors, surfaces, vacuum furniture, clean windows, keep tidy.
- Dining area: wipe the table after every meal, no hot pots directly on the table.
- Hallway: vacuum/mop, shoes in the rack, no luggage in the hallway, remove spider webs.
- Bedroom: change bed sheets every 2–3 weeks, air the room 5–10 minutes daily, no food waste left inside.
3) Important Notes & Consequences
- Cleanliness and ventilation are part of the rental agreement.
- If cleaning tasks are not completed properly, a professional cleaner may be hired (€25/hour, cost shared) or a cleaning fee may be charged.
- Mold or damage caused by improper ventilation or hygiene may result in additional costs charged to the tenants.
Public Broadcasting Fee (GEZ)
Everyone living in Germany is legally required to pay the public broadcasting fee for ARD, ZDF and Deutschlandradio. With us, this fee is already included in the warm rent.
After registering your residence with the city, you will automatically receive a notification from the broadcasting fee service. To keep the fee running through us and avoid any extra cost to you, please enter our contribution number in that notification and send it back.
If you don't respond to the notification, the broadcasting fee service may contact you again. If you have questions, just message us on WhatsApp.
